Parkway Appraisals provides honest and ethical appraisals for Ashe County

Parkway Appraisals upholds the utmost professional ethics

Appraising is generally a long term career. Requirements to become a licensed appraiser have become more difficult than ever before. That's why it goes without question these days that real estate appraisal can certainly be dubbed a profession rather than a trade. In our field, as with any profession, we are bound by an ethical code.

We have a lot of responsibilities as appraisers, but our main duty is to our clients. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Subsequently, appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you would like a copy of the appraisal document, you generally have to get it from your lender instead of the appraiser.

Other responsibilities include accurate figures appropriate to the parameters of the assignment, attaining and maintaining a particular level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is just normal course of business for us at Parkway Appraisals.

In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, both sellers and buyers, or others. Normally the third parties are clearly defined in the appraisal report. An appraiser's fiduciary role is only to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

Parkway Appraisals has an established reputation for completing competent and ethically superior appraisals. To learn more, contact us.

There are also ethical rules that have nothing to do with clients and others. For example, appraisers must backup their work files for a minimum of five years - something else Parkway Appraisals makes a part of their standard routine.

When creating reports, we follow the highest ethical standards possible. Doing orders based on contingency fees is never an option. That is, we are not able to agree to do an appraisal report and collect payment on the contingency of the loan closing. Anyone should be able to see that fabricating a home's value to achieve essentially a bigger paycheck is unethical! We set ourselves to a higher standard.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also defines unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be at ease knowing we are going above and beyond to provide an unbiased determination of the home or property value.

With Parkway Appraisals, you can be assured of 100 percent ethical, professional service.
